barracks renovation and conversion to apartments

For three decades the former Prince Baudouin barracks in Schaarbeek were neglected, and became a wasteland. When the barracks were acquired by a developer, the building was finally ready for a new use. The municipality did set the requirement to predominantly fill residential needs. the building also has 89 luxury flats, with shops on the ground floor.

The building was completely gutted, while preserving some historic elements such as the facade, the corridors and several Art Nouveau style stairways. The enormous interior height of the spaces, between 5 and 6 meters, allowed the creation of mezzanines. These are made of steel and wood, and increase the usable surface area by 6,000 m². The floors were replaced as well. Moreover, a new compression layer solved some of the leveling problems.

Where the roof was no longer able to be renovated, three new levels were constructed. On the corner a new object was added to the whole, in order to diversify the housing supply.
