bata
transformation of industrial site to residential complex
The former "Bata" shoe factory was put to a new residential use. The three existing buildings were converted to 60 apartments. In addition, a number of annexes were demolished to make way for a fourth block, two residences, and an underground car park with 44 spaces. It is a mixed-use development. The ground floor houses several shops and offices, while offices are also integrated on level one.
Everything was done in keeping with the beautiful Art Deco facade, and its typical 19th century industrial character. VK was responsible for the custom engineering work.
Sustainability played an important role in the transformation of the industrial site. For example, solar panels were integrated into some of the roofs, while other parts were covered with green roofs. Large glass areas also provide ample daylight. Furthermore, considerable attention was given to good acoustics and thermal insulation.
