reconversion industrial site to multifunctional complex

This vast industrial site with its huge smoke stack reflects the intensity with which industrialisation puts its mark on Brussels' urban development. The original site has been constantly expanded on between 1935 and 1985. Renova Bulex was its last occupant, up until the ’90s. A major renovation program is to breathe new air into the since abandoned and dilapidated site.

The project consists of three buildings with a concrete structure, located around patios and an esplanade. The complex forms a beautifully secluded entity, able to combine a number of functionalities. 4,500 m² of the office space is located on the street-side. Also on site are 41 apartments, and 15 lofts in 2 elongated wings.

The renovation also includes the removal of asbestos. Further demolition was reduced to a minimum, in order to minimise waste and CO² production. The smoke stack was kept as well: the lifts were mounted against it. The difference in level between the surrounding streets was captured by way of ramps, stairs, and aerial walkways. Considerable attention was paid to the roofs with terraces, where one can enjoy marvelous views of the surrounding area.
