new build office complex

This office complex was erected next to the Station in Leuven. It is occupied by City Services, and some private companies. The technical installations were designed by VK, pioneers in the area of low energy consumption design, and rigorous design application.

The first requirement of this building design was that of low energy requirements. The insulation level of K38 satisfies the Flemish Government’s requirements (max. K45) for energy performance and indoor climate. The second demand required that the energy for the building be delivered by the most efficient technical installations. Each building has individual heating capabilities, cutting down on heat loss that would occur with transmission between buildings. The buildings are also cooled individually by static chilled beams. The demand for heating is also limited by extremely efficient heat recovery units in the ventilation system. In winter, the pulsion air is humidified by gas steam humidifiers instead of electric steam humidifiers. This significantly reduces primary energy consumption. All climate control systems are managed by one building control system.

Rain water is collected in large tanks on the roof, and used for the flushing of toilets.

These measures help to achieve a low level of primary energy use (E91), lower even than the level recommended by the Flemish government (E100).
