new build office building

The Flemish government aims to improve their services by centralising its public services. This is why a VAC (Flemish Administration Centre) is planned for each capital city of each Flemish province. The city of Leuven also has a VAC which provides working space for 800 civil servants working in 26 departments. VK is responsible for the engineering on this project.

The building was designed with a long base and a 17 storey tower. The VAC had to provide an example of sustainability, with low energy costs and high value insulation. Triple glazing and automatic solar protection gives the outer layer of the building an extremely high insulation value, which results in low energy costs. Steps have been taken to ensure that further demand for energy is met efficiently.

The building is climate controlled by a closed geothermic heating and cooling system. Vertical ground-coupled heat exchangers absorb warmth, and release it via a reversible water pump. During times of peak demand for warming or cooling, a compression cooling system, and a condensing gas boiler heating system are used. Areas with a high occupancy rate are ventilated using the free cooling principle. Furthermore, the ventilation is demand-driven and controlled by occupancy rate. Each ventilation unit uses a hygroscopic to recover heat in the air and latent heat. The energy demand for lighting is reduced through the use of natural daylight and motion detection in the entire building.

All of these measures ensure that the building uses half the amount of primary energy than a standard new build office building. The building has been awarded the highest rating, 4 stars from the Flemish government in the “Appreciation for Office Buildings” test, specifically for sustainable building practices.
