This new replacement building in the dense European district of Brussels was declared a Brussels exemplary building in 2012. The numerous passive and active measures result in a passive office building with a BREEAM Excellent certificate. In addition to excellent airtightness and optimal insulation, intelligent installations ensure sophisticated energy management. All of this in a striking architectural concept.

Story

Black Pearl is a jewel on VK’s crown with regard to energy-efficiency and passive construction.

This project earns its name. It is a jewel on VK’s crown with regard to energy-efficiency and passive construction. VK designed the building services of the office building, a replacement construction in Brussels’ European district and an architectural design by Art & Build. As end objective for this passive building, the BREEAM certification “Excellent” was obtained. In 2012, it was proclaimed Exemplary Building by the BIM (Brussels Institute for the Environment).

First of all, the envelope is optimally insulated. The windows have triple glazing while still allowing for optimum access of daylight. An automatic solar protection system additionally shades the facades. Furthermore, the building has an excellent degree of airtightness.

Geothermics provide free cooling or heating with a heat pump, through reversible climate ceilings. Peaks in demand are supported by a gas boiler or a cooling machine. The ventilation groups dispose of frequency regulated ventilators and a hygroscopic heat wheel for heat recuperation.

The high performance light sources also contribute to energy-efficiency, through absence detection and luminosity sensors. Intelligent eco-lifts are equipped with energy recuperation systems. All of these services are optimally managed by a building management system.

Of course, the rainwater is buffered for sanitary use. In addition, a green roof can temporarily be used as storm basin. Underneath the ground, in its underground car park, the building houses 30 charging posts for electrical cars.
